What are Sunlight's Approved Properties?

Property Type Requirements

Sunlight provides loans exclusively to residential homeowners

Approved Properties must fit the following criteria:

  • have a residential meter
  • the borrower must be a resident (for at least a portion of the year)

Approved Property Types

✓Primary or Secondary homes (Owner-occupied) 

✓Vacation homes

✓Single-family residences

✓Multi-family residences (duplexes, triplexes, 1 – 4 units), borrower must be a resident

✓Town homes, row homes

✓Modular homes

✓Trusts: Revocable or irrevocable is accepted. Borrower must be a trustee. We may request proof of name on trust.

✓Ground mounts

✓Farms / agricultural land, if borrower is a resident and the utility rate code is residential

Unapproved Properties

  • Condominiums*
  • Mobile/manufactured/prefabricated homes**
  • Investment properties
  • Multi-family homes with 5+ units
  • Commercial properties
  • Limited Liability Corporation (LLC)
  • Life Estates

Exceptions

These are two exceptions that will be looked at on a case by case basis.

*Condominiums - If your customer's credit is approved they will receive a stipulation email to provide additional documentation before Sunlight can grant them Notice to Proceed. If the homeowner can provide documentation (Covenant's, Conditions, & Restrictions - CC&R) showing that the homeowner has ownership over the roof, then please instruct them to upload this document using the secure upload button in the email from Sunlight.

**Mobile, manufactured and prefabricated homes - If your customer's credit is approved they will receive a stipulation email to provide additional documentation before Sunlight can grant them Notice to Proceed. These property types (Mobile, manufactured and prefabricated homes) are considered to not have a permanent foundation (Cinder blocks and cement blocks would not be accepted as a permanent foundation). If that is not the case, then please have your customer upload a photo(s) of the foundation using the secure upload button in the email from Sunlight.
